I understand why people think a FSBO is easy and will save them paying the real estate professionals commission. Just like a gymnast makes spinning between the bars look easy so is it with a professional realtor. Buying balloons and  printing flyers for an Open House is pretty easy and if that is all we did it would be true, you could sell your home yourself.

Being somewhat good natured I will give you a little free help. To understand how to sell your home yourself you need to understand your buyer.

Buyer #1 These folks are in a hurry, serious and ready to buy. Perhaps they’ve been relocated or sold their home and have to move fast. They are qualified and won’t waste their time. These people almost exclusively work with an agent.
Buyer#2 They aren’t in a hurry and want to take time. Cautious, first time buyers fall into this category or people looking for something specific. The myriad of possibilities is overwhelming. They want guidance and a professional to hold their hand. Naturally they want a Real Estate Broker to guide them and make them feel secure. Last year average buyer looked at 54 homes before making a decision.
Buyer #3 – These are the investors and bargain hunters. They will troll Craigslist and look at every FSBO. They want a bargain and they are ready to bully their way into one.
Buyer #4 – They love to look and dream.  They can’t afford to buy but they love looking. Most realtors won’t work with unqualified buyers. These people see a lot of FSBO’s.

So what type of buyer do you want; Serious, qualified buyers who are buying a home now or bargain hunters and looky-loo’s?  Realtors represent 97% of all transactions and FSBO’s only 3%. Do you want to put that restrictions on yourself?

 Just like the gymnast, a professional realtor makes very difficult transactions seem simple.  Years of experience and education go behind each successful real estate transaction, far more than is seen by the public.  But maybe you can successfully sell your home yourself and maybe I can flip from the top bar, around the lower, twist off and land on my feet.
